Work to assist in the timely discharge of mortgages on paid in full/satisfied loans for portfolio loans. Assist in pulling zeroed loans through a monthly Report that include all the investors. Re-Assign and Release Fee Base Investors in a monthly basis. Release or Satisfy Land deals. Upload Releases and Re-Assignments in Simplifile. Data entry of recorded Releases and re-assignments that came by mail and download from Simplifile. Queue Prom Notes and send to Customers. Release REOs loans and Equity Trades. Assist with any other special projects

Position Summary:

• Assist in preparing Discharges or Satisfaction of Mortgages or Deeds of Trust with Bluegreen Vacations Corp., Investors owned loans or FBS serviced loans.
  • Notarize documents.
  • Review completed Releases to ensure compliance with Counties/Investors regulations.
  • Prepare Re-assignments and Releases for FBS investors.
  • Process REOs loans monthly, creating Releases and/or Assignments.
  • Research County recorders online if is necessary as well as making phone calls to the counties and building relationships.
  • Upload and Submit Satisfactions and Assignments to be recorded in Simplifile (electronic recording) for those counties that are using e-recording system.
  • Download all recorded Documents (Releases and Assignments) from Simplifile and send them to be Scan, Cross indexing and data entry.
  • Prepare Equity Trade Re-Assignments and Releases.
  • Process Paid in Full files that are audited by Funding.
  • Shred files when had been zero balance, if applicable.
  • Data entry of Recorded Releases and Re-Assignments Information when is necessary.
  • Respond to customer inquiry to status of paid in full loans.
  • Prepare voucher to request checks from Accounting through Coupa System.
  • Mail Paid in Full letters to those loans that had been paid, attaching Promissory Note stamped to those States that require it.
  • Pull vouchers matching Recorded Releases come by mail and send it to Data Entry Associate to be scan, dat enter and cross indexing.
  • Process and review Trailing Docs

Job Requirements

• High School Diploma or equivalent required
• Minimum one year experience in Mortgage banking or Title/Deeds/contracts
• Experience with mortgage documentation, preparing discharges on paid in full loans, preparation of assignments helpful but not required.
• Computer literate with some knowledge of Microsoft word and excel Must be accurate and detail oriented. Possess good communication (written and verbal) and organizational skills.
